Sell Your Home With LESS HASSLE!


Ok, so Brian and I are in the process of selling our townhouse and building a home in our home town. Let me tell you something...it's a total pain in the ass. I wouldn't wish this on anyone. When I bought our townhome in 2011 it was one of many in a vast sea of foreclosed properties. It was super easy to buy simply because if you bid on one and didn't get it, another one would hit the market soon enough.

Since we bought at a great time and the market is steadily ticking up, we decided now is the time to let go of the townhome and buy a 'forever' home.

First, we considered renting out our property. This is a great option if you have the capital to keep the property in great shape. Think of all the costs associated with owning a home - plumbing, water heater, a.c. unit, etc. It gets expensive, if you don't think you can handle repairs and a new mortgage, forget it. This was not an option for us.

So, to the task at hand, selling your home with ease.

1) Get a good Realtor. Luckily my MIL is a Realtor and was the one who helped me buy our home. You will have to pay fees to list with the realtor, but ask for discounts. It never hurts. You really don't want to skip this step because this is how your house is sent to websites via MLS. The realtor lists your home, and it appears to the whole world on sites like realtor.com, trulia.com and zillow.com. Traffic is key!

2) Deep clean you house. Get your spouse, friend, in my case, my cousin, someone, anyone to help you deep clean your house. You want to put you best foot forward, first impression is everything. Dust, wipe, scrub, declutter. Even clean out the closets and the oven. We got a comment that "the oven was filthy" I didn't event think they would look in there!!! lol

3) Make sure your pictures are flattering. Everyone will see the photos before they walk in. You need natural light, clean un cluttered space, and toilet seats down! (if you even decide to take pictures of the bathroom).

3) Small repairs. They don't cost much and will save you in the long run. You need to replace that blown out light bulb or someone may think you have electrical issues. This is also important if you go under contract quickly and have a home inspection. You want to make sure all your outlets work, all the lights are on, and that no electrical plates are off or missing. Inspectors and prospective buyers should see NO signs of tampering.
